I highly recommend this book.
tell you the information I absorbed is invaluable. I developed an Excel
spreadsheet using the "All-Nighter" formula. Now, whenever I see a
property I am interested in, I pull up the file and within 5 minutes I
can tell if I will break-even or have positive cash-flow out of a
rental. I'm 33 years old and I live in Southern California, (not the
most ideal place to look for affordable rentals) so I am looking for my
first property in Bullhead City, Arizona. Most likely, I am going to
have a new house built for around $80,000, and have a property
management company take care of the renting and payment collection. I
have a friend who currently owns two rentals out there and is making a
small profit. I now have the tools to eliminate buying on emotion,
precise methods of researching an areas demographics and a formula
proving if the rental will be profitable or not. Great book!
