My colleague and I have been reading numerous books on the real estate enterprise...particularly with regard to rental properties. Boorstein has provided an invaluable alternative in his book, cutting through the "small talk" and hype. Just clear, practical advice on how to go about the business of scouting out, buying and renting properties.

I highly recommend this book.

I finished reading Steve's book 2 days ago, and I have to
tell you the information I absorbed is invaluable. I developed an Excel
spreadsheet using the "All-Nighter" formula. Now, whenever I see a
property I am interested in, I pull up the file and within 5 minutes I
can tell if I will break-even or have positive cash-flow out of a
rental. I'm 33 years old and I live in Southern California, (not the
most ideal place to look for affordable rentals) so I am looking for my
first property in Bullhead City, Arizona. Most likely, I am going to
have a new house built for around $80,000, and have a property
management company take care of the renting and payment collection. I
have a friend who currently owns two rentals out there and is making a
small profit. I now have the tools to eliminate buying on emotion,
precise methods of researching an areas demographics and a formula
proving if the rental will be profitable or not. Great book!
