I'am a Realtor/Investor and I own 7 properties.
This program is just what I been looking for. It is pretty complete as far as covering the basic income and expenses.
It is very easy to use and it comes with instructions. It does that math and ratios for you. I would had paid much more for this spead sheet. I would be nicer if I could had seen it frist to be sure. I highly recommend this if you want to keep a record and see what your investment is doing.

I wish this info was available before I purchased this spread sheet. I have two duplexes with very delinquent tenants. I need to know if tenants are behind in rent and this spread sheet does not accommodate that to my knowledge. No where does it define what the proposed rent is supposed to be.
Here's some info strait from the "instructions" I found after download that would have been helpful to me in deciding to purchase:
IMPORTANT: When entering additional columns, remember to update the worksheet formulas for: Total Income, Total Expenses, YTD.(annoying!) You can create new worksheets for each property that you own, then copy and paste this spreadsheet into each worksheet. (if I wanted to get fancy in Excel I would have just made my own spreadsheet!)
Time is money. I wanted a better method of tracking the expenses then my basic version. this one is straight forward as well and anyone could make it, but with so many things to do, it saved time so was worth it.
The layout being more detailed than my long form helped me discover several hundred in deductions I could take that I had missed. So the format is good.
I tought it was worth the money if you don't have the time.

Save your money and do your own. Not worth the $8.00 if you have any ability at all to work in Excel.
If I had been able to see a pdf of this spreadsheet I probably would not have purchased it. They keep it wisely hidden so you don't know what you are getting. I expected the writer of this to at least offer an easy input mask to get your data in and some more sophisticated formulas for summarizing the results by different categories. Its simply a set of columns with the usual expense and income accounts that are in any basic accounting manual. Its a clumsy approach just to make a few bucks quickly. I tossed it and made up my own. He also arranges it by months with lots of empty rows of overly formated graphics which means you cannot easily index and sort the columns to summarize the data in different ways. Half baked solution.
