Ms. DeAstra has simplified a very complicated method of appraising properties for FHA. -The book has symbols at the beginning to keep the user (appraisers, agents, or mortgage professionals) alert to areas that correspond to the 2-page checklist at the back of the book. -The checklist is the GEM of this book, which saves lots of time and energy during the valuation process. It is obvious that she spent a lot of time and effort to help make the FHA valuation process a success for all parties involved. Great Job!

Although the book is good and packed with lots of information that helps me determine whether a property will be able to sell with FHA financing, I really like the symbols and the checklist. When I mark "Yes" on the checklist for a specific item that will make the property disqualify for FHA financing, I search for the section of the book from the index, flip to the appropriate section, and look for the corresponding symbols. I also make fluorescent copies of the FHA checklist for each property folder so forgetting to fill out is impossible. When property owners see the items marked "Yes", there is no excuse for not fixing the potential problems. GREAT idea!
